What is a property inspection?

A property inspection is a thorough, in depth, examination of the site, structure, and operating components of a property.

Is an inspection a warranty against future repair?

No! Purchasing property brings risk. An inspection cannot eliminate all risk. The inspector will never be able to predict every repair or maintenance item encountered while owing property. For added piece of mind, TriCo recommends obtaining a warranty policy for your property.

Is an inspection an insurance policy?

No! An inspection does not constitute an insurance policy. It gives you an impression of the condition of the property and discloses immediate major repairs.

Can the inspector make repairs?

No! TriCo provides unbiased opinions with no interest in soliciting repair work for themselves or any particular contractors.

What is a Phase I Environmental Site Assessment?

A Phase I Environmental Site Assessment (ESA) consists of a 50 year title search, on-site reconnaissance, and coordinating, formatting, decoding, and simplifying retrieved government databases, all conforming to current ASTM Standards. TriCo provides you, in a timely manner, with the most accurate and up-to-date information in a readable format, to assist you during your feasibility studies, insuring "due diligence".
